Plans, implements, coordinates and manages all mechanical operations, maintenance, communications and energy management and manpower development programs for a facility, campus or portfolio of buildings. This position is not a Supervisory role.
AS Scope: Typically supports a multi-property portfolio with multiple owners.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Assists in development of operating and capital budgets.
Assists in operations and maintenance issues, troubleshooting and problem solving as required.
Recommends and implements improvements for preventive maintenance programs on an on-going basis and develop/maintain effective building-specific maintenance and safety procedure manuals.
Responsible for managing budgets for utility and facility improvement projects, including estimating, engineering, developing scope, and facilitating customer satisfaction.
Proactively manages the existing asset base, completes small projects for the customer, and represents the customer on large projects.
Researches and implements new technology for replacement of equipment and operations assets.
Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians.
Oversees various building and utility systems including fire/life safety, plumbing, HVAC, refrigeration and electrical issues and must remain current with latest HVAC technology trends.
Communicates effectively and professionally in both written and verbal communications with internal customers, vendors, and contractors. The Facility Engineer interacts with all levels of management, crafts, and scientific personnel.
Coordinates development and maintenance of preventive maintenance instructions and job plans within a CMMS and coordinates development and maintenance of as-built drawings.
Works with Maintenance and other Engineering personnel to respond quickly to emergency situations
(fire, evacuation, equipment failure etc.) and customer concerns.
Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.
Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations.
Performs other duties as assigned.
No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project.

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university and a minimum of four years experience and/or training. Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
Must have good people skills to interact and communicate effectively with internal and external customers, share knowledge with craftsmen and peers, including process, building and design engineers, and schedulers/planners.
This position also requires the ability to perform daily work activities within the CMMS (Computerized Maintenance Mgmt. System), MS Office, Outlook(email) and other.
Must be able perform daily activities (inspections) that require extensive walking, and climb stairs and ladders up to and above 8 feet.
CERTIFICATES and/or LICENSES
Universal CFC certification and additional certification in the following is desired: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions. Certifications/licenses as may be required by local or state jurisdictions.

OTHER SKILLS and/or ABILITIES
Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate a BMS and CMMS. Intermediate skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions.
