The Stanford Real Estate office (SRE) under the University's department of Land, Buildings & Real Estate (LBRE) is seeking to hire an Associate Project Manager. The purpose of this position is to contribute to the Stanford Real Estate group's efforts to create and optimize commercial land and property value through the active development of Stanford's non-academic lands, including office, residential, retail, hotel and other uses. In addition, this position will assist in the development of faculty and staff housing on Stanford's lands. This position will report to the Managing Director of Development and assist the Real Estate Services Group with all aspects of Real Estate construction project management; including planning, underwriting, outreach, entitlement, design and construction.
The SRE office manages over $4 billion in off-campus real estate assets for Stanford University. Additionally, SRE frequently lends its real estate expertise to development projects intended for University use, such as faculty/staff housing and the Stanford in Redwood City project. Manage large and complex projects with high performance risk, driving projects to completion. May manage more than one project simultaneously. Work is typically comprised of 80% time contribution towards project leadership and 20% as a technical contributor.
The Associate Project Manager's major responsibilities will include, but will not be limited to, the following:
Communication & Coordination:Coordinate project meetings; develop, monitor and maintain project schedules and budgets; assist in design review and coordinate permit processing; coordinate Architects, Engineers and General Contractors; coordinate review of and response to consultants' and contractors' plans, submittals, requests for information, and change order requests; and perform other coordination duties as necessary; facilitate discussions and negotiations to drive recommendation consensus; develop and help execute comprehensive change management strategy and communication plan relative to project scope and stakeholders.
Project Management Responsibilities:Develop requests for proposal for various consultants and contractors as required; manage review of plans, specifications, and scope delineation, qualifications, and assumptions; manage contractor compliance with contract requirements; manage community outreach programs; review consultant and contractor invoices and draws; manage the technical close-out of projects; and visit jobsites on a regular basis and provide progress/status reports to senior management.
Financial Underwriting: Develop budgets, update cost forecasts, perform various financial underwriting analyses, due diligence, and scenario modeling. Understand and monitor the local real estate markets and sectors in which Stanford develops, and recommend and implement sound investment decisions.
Education and Experience Required
A Bachelor's degree in a related field and five years of related experience in development, engineering or construction management of complex projects, including project planning, scheduling, tracking, and budgeting, or combination of education and relevant experience.
Minimum Knowledge, Skills and Abilities Required
The Associate Project Manager should have solid grounding in project design and construction, an understanding of financial underwriting, as well as an ability to learn new concepts quickly. Due to Stanford's numerous and varied land uses and real estate product types, experience with varied product types, including housing, is preferred. They must be a self-starter, who can work independently with minimal supervision under tight deadlines and in pressure situations; possess demonstrated project management ability to employ integration, scope time management, cost, quality, human resources, communications, risk, and procurement components; setting, maintaining and adhering to project schedules and budgets are critical required skills.
The Associate Project Manager should have a demonstrated proficiency using Microsoft Excel and Word, and the ability to read and work with plans, specifications and construction schedules is required.
The Associate Project Manager will interact regularly with senior University officials, local government staffers, and community members and must have highly effective written and oral communication skills to address a wide variety of audiences. They must have a keen grasp of interpersonal and impact awareness; demonstrated resilience, diplomacy, influence, relationship building, and problem solving skills in a variety of situations; and the ability to productively assemble, engage, and lead cross-functional teams.
The desired candidate must exhibit extremely effective interpersonal skills, communication skills, and the ability to interpret and relate University policies and regulatory controls to project objectives. The Associate Project Manager will be a University representative before local jurisdictions, including city staff, as well as someone who will interact with community members and residents. Interactions with members of the real estate business community and local companies will also be important, as well as regular communication with numerous Stanford departments, including the Faculty Staff Housing Office.
