Position Summary Reporting to the Assistant Director for Custodial Services, the Custodial Manager will supervise 4 Custodial Supervisors (evening shift), have oversight and coordinate with the day shift and supervise a bargaining unit staff of 80+ who are responsible for the cleanliness, upkeep, and environmental maintenance of Columbia University Irving Medical Center (CUIMC). In addition to supporting the operational needs of the Office of Housing Services. The incumbent will direct the work assignments of both supervisors and bargaining unit employees; evaluate and rate attendance, punctuality, and performance for the purpose of determining continued employability and potential for promotion; administer disciplinary action as necessary, provide leadership and counsel to employees; develop and implement training programs for custodial services based on needs; conduct training courses to improve skills of the workforce; and evaluate determine the means and methods to be used in accomplishing work assignments. The Manager will also estimate the time, cost, manpower, materials, supplies, and assignments for project work orders; inspect the assigned area for the quality of cleanliness and condition; assess the need for maintenance, repair, and improvement for compliance with University standards and report findings to the Assistant Director and/or Directors on a routine basis; and performs other related duties as assigned.
Please note this is position is a Monday to Friday, evening shift. This position is considered essential personnel with appropriate responsibilities.
Responsibilities Develop and be accountable for a safety culture that promotes a safe work environment. Create and develop relationships with faculty, staff, students, external vendors, contractors, and the campus community. Oversee custodial cleaning activities and provide overall direction for Custodial Supervisors and Front Line Employees. Review cleaning requests submitted by clients to determine the amount of material and labor to complete project work orders in coordination with the head cleaners or project team leader. Coordinate the activities of employees in custodial operations to utilize staff, materials, and equipment in an effective and efficient manner. Conduct daily tours and inspections of the facilities to ensure total quality management requirements are met as per Custodial Operations' guidelines. Maintain department budget by tracking staff overtime, monthly supplies and materials, and equipment rental expenses in conjunction with the Director of Custodial Services, as necessary. Responsible for custodial work schedules and the accuracy of the space information in the computerized management systems. Responsible for sourcing, selection, and on-boarding of all new hires in conjunction with the Assistant Director of Custodial Services. Ensure compliance with all applicable human resources policies and procedures. Strong Knowledge of applicable Union Collective Bargaining Agreement to ensure compliance. Ensure compliance with all OSHA regulations and other local, state, and federal government regulations. Responsible for special event coordination and set up. Stay current with cleaning technology including green\sustainable cleaning methods. Conduct one-on-one refresher training semi-annually with each member of the custodial staff. Participate in various University committees or groups outside of custodial responsibilities. Performs other duties as assigned.
Minimum Qualifications Requires a bachelor's degree or equivalent in education and experience plus three years of related experience. Technical knowledge of custodial equipment, cleaning procedures, and project activities also required. Demonstrated experience managing skilled, semi-skilled, and non-skilled personnel in a union and/or non-union environment is required. Strong financial analysis is necessary. Ability to effectively use a computerized maintenance management system and payroll (Kronos) systems.
