Summary Manages, directs, and coordinates operations for The Greene Town Center. Accountable to protect, maintain, and enhance the value of assigned asset(s) in order to maximize the owners’ financial return and for the benefit of the tenants, consumers, and the communities in which those assets are located. All components of the Town Center are to be operated in a comprehensive manner. Essential Duties and Responsibilities Primary responsibility is to direct and coordinate the operational activities of the assigned center, including the direction of the day-to-day activities of loss prevention, risk management, safety/security, maintenance, cleaning, landscaping, snow removal and tenant build-out. Manage the Retail, Office, and Residential Components of the property in a comprehensive manner including appropriate allocation of staff and operational resources to maximize efficiencies in a collective operation. Full financial responsibility for assigned center for budgeting, reforecasting, and improving net income beyond approved budget, including retail, office and residential budgets with primary focus on operating efficiencies and sponsorship/temporary tenant revenue. Assists Accounts Receivable Department in collecting all billed rents in full and on time. Ensures effective cost control and profitability for center. Identifies problem areas and proactively works to improve performance. Prepares annual operating budgets and executes plan within guidelines. Maintains communication with tenants to improve performance. Promotes effective business relationship to convey company operational policies. Prepares narratives and variance reports to be distributed with monthly financial statements. Ensures compliance with lease requirements including operating requirements, hours of operation and use clause. Ensures compliance with OSHA. Monitors crime statistics. Ensures compliance applicable government regulations. Takes corrective action, as needed. Contracts with outside vendors, including obtaining bids, executing contracts and executing purchase orders. Monitors contractor performance. Approves payables. Minimize use of outside vendors in all cases where on-site operations staff can assess issues and manage operational problems. Evaluates center for property needs and recommends improvements as required. Oversees the condition and maintenance programs of key asset systems, HVAC equipment, electrical equipment and property vehicles. Monitors on-site tenant construction for compliance with approved plans. Works proactively with the government, tenant and tenant contractor to expedite permits and the construction process to ensure minimal revenue loss and to maintain or improve upon budgeted commencement dates. Works with the Director of Business Development in implementing the temporary leasing, sponsorship and marketing programs. Programs are consistently innovative, targeted and effective; budgets for revenue and expenses must be well prepared and executed; graphics for any signage or promotional materials are high quality and consistency with center standards must be maintained. Assures that targeted budgets for temporary leasing and sponsorship programs are planned for and achieved. Maintains positive relationship with local community. Has good working knowledge of political and regulatory changes that may impact center operations. Takes corrective action and informs others as needed. Performs other duties as assigned. Supervisory Responsibilities Hires, trains, and supervises center personnel for all components of the town center including for the operational requirements of the residential component of the property. Provides objectives, evaluates performance and gives interim and annual performance reviews of direct reports. Ensures compliance with company personnel policies and applicable laws. Direct reports to include Director of Business Development, Operations/Facilities Manager, and support staff. Staff to be allocated across all components of the project for efficient use of staff, talents and time. May supervise non-exempt, exempt or professional employees. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities may include recruiting, interviewing, hiring and training employees; planning, assigning and directing work; appraising performance, rewarding, counseling and disciplining employees; addressing complaints and resolving problems. |
