Job Title: Director of Campus Operations Division: Administration Reports to: Chief Financial and Operations Officer Reporting to the CFOO, the Director of Campus Operations provides leadership, supervision, and support of the School’s facilities and operations functions. This individual works closely with numerous internal and external stakeholders and is responsible for the effective management of all buildings, grounds, athletic fields, maintenance programs, and capital repair and renewal projects. The Director will function in a collaborative manner working alongside the staff on a daily basis serving not only as a mentor but as a contributing team member to create and maintain a welcoming campus environment that reflects a commitment to quality, safety and accessibility. A primary goal of the Department is to strive for continuous improvement and innovation in facilities and grounds management. Primary responsibilities include, but are not limited to: Campus Facilities: - Identify and implement successful operational strategies and protocols to steward and maintain the School’s facilities.
- Provide day-to-day leadership and support for the King School maintenance staff and outsourced operations service team members.
- Ensure the proper staffing, scheduling, training and development of operational teams to complete projects in a timely fashion and provide the highest level of service to faculty, staff, students, and guests.
- Full responsibility for assigned campus renovation projects, including but not limited to the bidding process, hiring and managing contractors, and project communication plans.
- Oversee snow removal and ice control activities so that safe conditions exist for the School to be opened in a timely manner.
- Serve as the campus planner for issues related to space utilization, facility design, and construction.
- Liaise with fundraising staff to develop concept projects for donor giving.
- Conduct regular inspection of school facilities, grounds, and equipment to ensure high standards of safety, attractiveness, and cleanliness.
- Develop and implement a multi-year comprehensive maintenance plan that is both corrective and preventative for the upkeep of the buildings, systems, and grounds.
- Organize, schedule, and supervise repair projects with a sensitivity to school seasonal and operational needs.
- Work cooperatively with Athletic personnel for the preparation of playing fields and facilities for athletics and school activities.
- Manage property records, utilities, taxes and leases.
- Manage relationships with contracted service providers, including landscaping and custodial services.
- Solicit quotes, evaluate, select, and monitor outside contractors to ensure satisfactory completion of the requested services.
- Ensure compliance with building codes and other local and state regulations.
- Assist the CFOO to support the Building and Grounds Committee of the Board of Trustees.
Budgeting: - Assist the CFOO in developing and executing an annual budget for campus operations and project specific budgets.
- Ensure all operational objectives and tasks are delivered in a budget-conscious, cost-effective manner.
Campus/Community Relations: - Work with all community members regarding facility and building concerns, including but not limited to custodial, furniture, grounds, and pest control.
- Support the relationships with the Newfield Avenue Neighbor Resident Community and City of Stamford government officials.
- Develop and build a strong team within the Facilities and Operations department, inclusive of King and outsourced team members.
- Communicate effectively with all members and levels of the School.
- Work closely with stakeholders on facility projects and initiatives.
Campus Safety and Security: - Partner with the Assistant Director of Operations for Security who is responsible to oversee the School’s Safety and Security operations, including crisis management planning, the coordination and conduct of school wide drills, table top exercises, and appropriate training for community members.
- Serve as a member of the Crisis Management Team.
- Oversee safety training for Operations staff and promote safe working practices.
- Ensures all personnel are properly trained and certified in their areas of expertise.
- Support the development of safety and security policies and protocols.
- Responsible for overseeing the School’s vehicle inventory including inspections and preventative maintenance.
- Monitor and recommend revisions to the School’s risk, safety, and security policies and practices to ensure compliance and consistency with best practices.
- Serve as Chair of the Health and Safety committee to ensure compliance with all OSHA recommendations and best practices.
Core Qualifications and Credentials: - Bachelor’s degree is required, graduate/advanced degree in facilities management or closely related field preferred.
- A minimum of 5 years of facility management and supervisory experience, preferably within an educational or non profit setting.
- Proven track record of successful facilities management leadership experience.
- Working knowledge of workplace safety and preventive maintenance.
- Demonstrated time management skills, resulting in the ability to manage multiple client relationships and prioritize time and resources accordingly.
- Strong technical knowledge of mechanical, electrical, plumbing, HVAC, structural, safety systems, architecture, landscape, and energy management;
- Demonstrated business and financial acumen.
